Prepare your property to sell
One of the most crucial factors when selling your property is presentation. First impressions count, therefore it is important to remove any unnecessary clutter to maximise the sense of space. We will take professional photographs and create a floorplan and brochure, writing a feature rich advert to display via all our online advertising channels. You may also require an Energy Performance Certificate which is a legal requirement. We also provide a video tour as an optional service.

Offers and Negotiation
we will notify you of offers we receive from buyers straight away by phone and confirm in writing. All offers received will be notified to you both by telephone and in writing. We will aim of course to negotiate the best possible sale price.
We will present a panel of solicitors we recommend to choose from. You will also have the freedom to choose your own solicitor to assist in progressing the sale through to completion. Once both the buyer and vendor have chosen their solicitor, we will then be in a position to set up the memorandum of sale to start the conveyancing process. Your solicitor will prepare a draft contract and send this to the buyer’s solicitor who will need to conduct local and land registry searches and make enquiries in the interests of your buyer.
Progressing the Sale
This is one of the most important stages of the sale and keeping regular contact with both buyer and seller is imperative to maintain a smooth sale process. We will act on your behalf to chase any outstanding queries and work hard to resolve any unexpected issues that may otherwise delay the sale.
Exchange of Contracts
Upon completion of the legal preliminaries and approval of contracts, and the buyer’s finances confirmed, contracts of sale are signed and exchanged.
Completion of Sale
Completion takes place usually only a few days following exchange of contracts, and ownership of the property is officially transferred. We will await confirmation from your solicitor that completion has taken place on the day before passing your keys onto your happy buyer.
